This used to raise the very small possibility of the bank putting you in default (Due On Sale clause....worst case scenario you have to transfer it back) but recent revisions to conventional terms have essentially eliminated this, when transferring to a single member llc.  

I’m thinking of going forward with a single-family house buy & hold strategy and do trade-ups for multi-units property in the future.

I understand if I buy single family there will be no problem to get FHA but I like to have multi family so I can live in with minimal expense.  

I have multiple doors and looking to sell my rental portfolio of single-family houses, however, I do not want to deal with realtors and list each individual property in the MLS.

We just recently bought a house that started as a single family house but now is attached via roof line to another house on the same plat.

Tenant also has people living in the house that are paying rent - single family house.

@Arturo Colmenero you could try referencing zoning maps to look for multi family pockets but your best bet would be to subscribe to a service like Reonomy for example if you’re serious about finding multi family properties

I invest in single-family residence primarily focused on cash flow and looking for my first deal. 

Some people like all the aspects of single family homes and others perfer dealing in mulit family complexes. 

Proving to the carrier that the building is a lower risk through methods like the wind mitigation report is your best bet to get a lower price without sacrificing coverage.
