When in doubt, neutral.The higher the rent, the higher class of renter (most likely).Upper class rentals bring in upper class people, but you have to have a property that attracts them.

I don't doubt you can find some good cash flowing prospects in those areas; some attractive school districts, affordable property, close to many employers, etc.

I do not know that a realtor attracted to the Redfin business model ("a little less work for a little less pay") will on average be a good fit for an investor (that requires 5x more work).

I am working with a financing broker and we decided the best way to get the property financed was to do a minimum length land contract and roll it into a commercial loan.Like I said, I'm meeting with the owners and would like to see if I can get some guidance from anyone who may have done a deal similar to this before, get some advice on do's and don'ts, how to negotiate a fair, attractive, and mutually beneficial contract and anything else I can get from y'all!!!
