Are you aware of the screia breakfast at Athens restaurant?

I went over an spent the day securing all doors/windows permanently shut to prevent more fires and or damage. 

@Rhonda - Because the proerty is off of a golf course, gated and a restaurant on site the HOA fees are moderate between 370 and 420.

What I did was buy a single family home 3B2B in Wilmington DE, it is out of the city but not way too far where all the restaurants, office located.

The tenant called us immediately after receiving this bill and said the bill was so high because the a/c had been running constantly and not shutting off when hitting the desired temp.

In our experience is shuts them up and they rarely follow through with a change.Use kindness but firmness, and document how you worked with them, in case it blows up into a court case.Good luck!

Those pictures on the beach and at restaurant may look like their life is enchanted but you have no idea what happens in between posts.Build up capital, spend the next 6-10 months or whatever time you have left on the 12 months looking for killer deals so that you are ready to pounce.Ignore your peers unless it motivates you.

It would be at a restaurant so we would need to be prepared to order food or drinks.

All of your advice/information was super helpful- to answer a couple of your questions- the good news is that the gas/electric was left on all winter & the water had been shut off and the home had been winterized.
