I've been wanting to get into real estate as an investor and a agent for the past 2 years.

I am guessing if you spoke with anyone who is an agent, 99% of them would tell you your first year is your hardest.

Can anyone recommend a reputable HML that lends in the Augusta, GA Metro Area?  

I've been analyzing a lot of deals and I'm really having a hard time finding anything (in MLS and with agent) that will cash flow once the first year goes by and I decide to rent out.  

I thought my best bet would be to become an agent so I could learn how the real estate market works, gain capital, and most importantly create relationships with people who can show me the ropes and point me in the right direction.

FYI, I don’t use that agent any more.

It can be challenging to speak to the seller without giving the offer through an agent.

I'm interested in your input regarding areas with higher levels of real estate activity now or in the future, or areas that are conducive in general for real estate sales agents to focus on. 

There’s typically a good mix of attendees - usually one or more attorneys, a number of agents, many experienced investors, landlords, flippers, rehabbers, contractors, lenders, etc.
