@Trent Stevens, if the existing tenants were paying $1500/month and the property was in good repair then this would sound good.

So I purchase value add small multifamily and convert them to STR/MTR.My plan was to purchase them, repair the units, furnish all or most units, MTR/STR the units, cash flow like crazy, and then sell when I'm ready to move on.All has worked out except for that last step.

Either way, I would engage the services of a tax professional as you do need someone to help you maintain your books if you haven't done so.

But as an out of state owner you will be relying on a property manager's decision on tenant selection, needed repairs, contractor selection etc. 

We use Action Pest Control, Melissa Carey and we are happy with their service.

Your profile mentions that you have 5 properties.I personally think my services are well priced and I would charge more than $1,000.Just be careful when you just look for price when comparing accountants as you may work with an accountant who may make mistakes or may not have an understanding of your tax situation.
