Hey all,I bought my first home (currently my primary) last year and am now looking to purchase a Long term rental property.

I personally like Kissimmee because it can be very lucrative but it can be a difficult market - you'd have to knock the design and amenities out of the park, because if you don't, there are thousands of rentals that do and you'll fall to the wayside.

I understand Detroit has a checkered history with bad areas, but I don't know what the recommended areas for rental properties are right now.

Rentals are also hard because they are so expensive .

As well as most folks are far to paranoid about litigation and liability when they are starting out. owning a SFR rental with proper insurance is about as safe as it gets with regard to liability as long as your not being a slumlord.

I just purchased a rental last month with a tenant already occupying the property. 

This is our first vacation rental and we are looking forward to learning and growing.

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?
