I've renovated different properties, but never an apartment building. 

I've purchased 2 condos when the market was just rising to the highest point it has been in a while and renovated them and they sold for a small profit but now I cannot seem to find deals on homes in which a decent return could be made.can money be made on homes close to market value?

Any tips on how to secure my property during the renovation period?

So my first question is what is a general rule for calculating a total renovation cost of an 800 sqft apartment?

My thoughts being that with housing prices inflated at least a (legitimate) turnkey would help cut through the barriers of building a team/finding a prop/renovating/placing tenant, obviously your margins are still being cut into by the nature of how a turnkey organization's business model works, but interested to hear what others think?

If you can take deals down and renovate and flip them quickly then this is a solid strategy.

I'll be using a construction loan for all renovations.
