It boils down to what a lot of BP members have advised and that is do your homework and know who your dealing with, but also have the ability to get ALL of the relevant info. on a deal before you buy it.You said all services in house which I agree with and I want to add one caveat that I think is important.

Do we have recourse for selling agent lying about the appraisal amount (even though we don't have proof) or at least that her failure to disclose the lower appraisal amount is a failure to disclose relevant fact that could have affected our decision to purchase this house.

So in other words this tenant was in the process of moving out when I bought the building.Some relevant facts:- The woman is a section 8 (HUD assistance) tenant- The damages consisted of major and minor damage (I replaced the flooring due to water damage, I replaced a door, had to paint, clean, fix the stove, etc.).
