I'm with Joe on this one.You are talking about 1 month rent OR a long drawn out litigation process.Part of me will want to stick it to them, as i get sinus infections on the regular and they could be caused by the direction the wind is blowing that day.But keep in mind, they most likely have very little to lose, you most likely have a lot more to lose.

They regularly have guru in who do a little teaching and then a sales pitch.  

There are multiple REIA groups in your area including a Biggerpockets.com meet-up group down there that meets on a regular basis, but may not be monthly.  

I plan on interacting with the BP community with regularity.

Thanks for posting this thread - there's some great content from you and the other posters.One way to refinance is simply through private lenders - some people would be very content to get a regular check every month - secured against a stable cash flowing property. 

You can use a deal addendum to specify the split for individual deals, using only 1 LLC, as I know a group of 3 partners who does it regularly.
