I submitted my application on 11/06 and it still says Application submitted. Around when should this be changing? i just want an ounce of hope. I’ve checked every morning and no change. I’m hoping to see a change...

Am I correct in my understanding that shopping around and filling out several applications will only be reflected as one hit on my credit score?

The spread between interest rates and cap rates reflects the risk premium for real estate, and investors need to recognize this.

If you are looking at financing options there are a couple non-qm lenders out there that may be able to assist. 

Better off reaching out to a great RE agent like yourself and having them assist or exploring other options.

A lot about DCRA permitting processes relative to the ease in most of the Virginia jurisdictions, didn't forecast the length of time it would take to sell given the price point/neighborhood (not nearly as quickly as our $400K home last year), definitely something we'll consider before another project of this scale, lastly, we learned a ton about the DC Downpayment Assistance Program and time/bureaucracy involved.

She’s now in assisted living and won’t be moving back.
