Also realize that the underlying reason places put in rent control is because rents are very high and increase rapidly, so while I am no fan of rent control, I am a big fan of the underlying market conditions that cause it to come into being.

We are seeing a large influx of buyers from California and Illinois with cash purchases (often without appraisals) which has caused prices to rise rapidly over the past few years.

The 15yr plan pays off the loan rapidly by using mostly "today" dollars because the loan gets paid down rapidly, where as the 30yr loan uses more "tomorrow" dollars which have less relative value.

I also agree with the comment above that credit score will have less weight than you might think.

I may be giving too much weight to the back yard issue, but it was dragging on me.

I also think that if you are actively involved you need to adjust your net profit margin by weighting the value of your time in the projects.
