Having that friend always running may force you to push harder.  

Is her family pushing her to sell so they can get the cash for something?  

@J Scott has an incredible book (not sorry about pushing this product) that details the most efficient systems in fix and flips, and I think it's more important to have a greater volume of deals in your pipeline than trying to save costs and do the work yourself. 

I own a bunch of 4 units and im lucky to get $150 a month at $1.50 a wash and $1.50 a dry.  

That way if there is push back the board can limit your density to look good to public fighting the project.

Don't be afraid to push back a little, they are probably making $5k-$10k on this deal.
