Hi @Guy Idan, like others in this tread said, is important that you "vet" the Syndicator (aka sponsor) - every component of the syndication is important (the property location and the local economic drivers, property class, the loan type, property management company, the sponsor, etc.) but I would say this is more as a bet on the jockey than on the horse.

Hello all, I am looking to purchase a multifamily property in the Houston area (single family, duplex in the back) with a partner.

We would like our next purchase to be a small multi-family property that we can house hack.

My W2 income takes all my FEIE, can I have our rental property business expense her management at $100k? 

Most other CRMs are all about the A-B only, and don't do much with the property after the B-C has closed.

I am looking for a rental property for under $400k to start off.

That's a great way to put it.Hi Guys,Yes, that will be the move, I already know and have sketch of 2 ways to do it, I didn't want to get into a crazy rehab now, till I make sure my contractor is a team player and he will be able to do so, my idea is to add SF and create a master sweet, let's see if the numbers work fist, this is something I will do after the property is stabilized, I think I can get my capital back and some more with the 3/1 layout now, I will keep you posted!
