I saw on your profile that you were very good with spreadsheets.

I am currently evaluating another MF in Decatur 30032 at 30K a door and so far it seems expensive due to tenant profile, defferred maintenance etc. 

I have spent most of the day combing over the site, checking out the forums, blog posts and updating my profile.

Also you might get more replies and interaction on the forum if you fill in your profile page with some information about yourself, what you do, what you would like to achieve.

You choose the right market, the right PM (they fill the property), the right house, do the right rehab, and the PM defines the terms for vacancy (tenant profiles), and you are in "control".  

I definitely see some tax savings available to you, but would need a better understanding of your business before I could really make any recommendations.Check out my profile and send me an email to discuss as I'm not on Bigger Pockets regularly these days.One thing to be aware of is that as an LLC or Sole Prop, your retirement contributions for a SEP are based on your total profits, so you can really maximize your SEP contributions with that structure.
