But the house is only 10 years old, it's huge, it's in a decent area that's still being developed (Eastern East SF Bay Area), and it has the potential to earn us some money.Does the earning potential of the house make up for the headaches of renting in CA and having to pay a boatload of taxes on the equity when we eventually do sell?

Leverage is always cheaper than having a partner.Paying cash for me is important when:  Paying cash gives the seller confidence in my ability as a buyer. 

I am looking through communities, exchanges, groups, and distribution lists to locate a buyer.

My buyer is going to theme the home out and update it and will do very well when it is all said and done.

- Moving beyond 4-plex turns into commercial mortgage loans, which I think will reduce the pool of potential buyers.- If we play to hold, I'm not sure if the rental income will make this a worthy enough investment, but I could be wrong.What do you think of this situation here?

How do you all handle annual increases to adjust for taxes and potential insurance hikes and would you have them sign a new MTM agreement or add an addendum?
