I have posted across multiple social media platforms and military rental websites. 

It's a smaller unit count but I play a larger role in finding the deal, putting together the team, asset management etc. and on top of that with a more favorable GP split, more GP equity, and a better hurdle, I stand to make hundreds of times more from a lead sponsor deal (but obviously have a ton more work).In terms of yearly income, my goal has been to re-invest every dollar I make - I've been rolling my fees back into my own deals to 1) show my partners I'm committed and 2) because I didn't want cash lying around.

The key is to follow up regularly and stay top of mind when the pain point becomes intolerable and seller becomes more flexible on price.Remember what Cardone says, "contacts = contracts, and the R in contracts stands for relationship"  

Anyone with experience using Zillow Rental Manager?. Any other suggestions?.

I'm still a little mystified about whether, given the numbers provided, I stand a good chance of cashflowing.

Our appraiser couldn't use stand alone houses as rental comps even though this particular multiunit property was three stand alone houses.

We have also been extremely regular with posting on our social media pages and platforms.  

There is a huge world beyond just free standing, single tenant net retail.You can buy a small bay warehouse on net leases for less than $2m.

These types of units are helpful for individuals looking to house hack, or for small time investors looking to dip their toes into something other than SFR, however if people are struggling to afford 1 unit under these dramatically higher interest rates, it stands to reason that being able to afford 4 units for these small time players is going to be extremely challenging.
