For example, maybe the water heater was replaced; when that happens, the sediment should have been cleaned out of the tank, but perhaps a less-than-perfect installation means that some of that sediment wound up in the pipes instead.

Any help, advice, stories would be appreciated.Well, you offered what you thought it was worth and either got accepted or countered (or no response).If they counter at a price, I guess you can start messing with smaller stuff like closing costs, but think you need to convince them that their mental price is out of whack.You could also retrade, if you think there's a lot of work needed that due diligence would show thru inspection.
