Most HML lenders cap at 75k-100k minimum (with some going as low as 50k but I personally don't know one that can do 30k).

@Derrek J HooymanI'd personally wait til after the tenant moves out again so that you have a clean slate to work from.I feel like value add recommendations have to come from you or your realtor...aka someone who has seen the property and ran the numbers. 

My (very limited) experience lines up with what @Scott E. said. 

There are some indications that they may not sign, some personal family stuff that I don't want to get into. 

U would be tresspassing if you go on the property.. although me personally I never let that stop me. 

I personally recommend looking into the Columbus OH market.

Continuing with the eviction process, even if the tenant decides to leave, ensures they don't repeat their behavior with other landlords.I'd love to hear from fellow investors about your experiences with difficult tenants.

I guess I will try and talk with him when I move in but I’m confident you can’t even rent a studio apartment in this zip code (06790) for $7504) When I sit down with him upon closing I plan on asking him personally if there’s anything that should be brought to my attention that needs to be done that I may not have seen on the home inspection which I will absolutely repair.
