So when you say "I have seen people lose 15k in basis when they refi", is that because they deducted the original loan already and a refi closing cost then becomes like a penalty on the basis?

Claims of landlord not meeting its responsibilities might allow tenant to cancel lease without penalty, but statute says it is not grounds to stay in premises rent free. 

In 20 years of operation I've never need to activate the penalty interest clause.

Wish I didn't have a 5 year pre payment penalty but it was a great deal.  

Not many buyers are going to go with seller financing that has a prepayment penalty (you might find one).

You're better off keeping the match and then pay the early withdrawal penalty.

Give them notice to terminate the PM Agreement - without penalty - in 30 days.

Usually in the lease, there is a penalty for breaking it early (usually an extra month or two worth of rent in Florida, but check to see what is in your lease).
