How those people should be prepared to report loss on tax return?

My first thought would be seller financing, but I'm not sure if that would delay the foreclosure process.

In general, Indianapolis is currently a Seller's market with an average of 9 days on market.

The partner is not agreeing to keep it, we have a mortgage on the house but still it seems that we will have positive income and around 6k-7k cash flow each partner.
