Upon any complaint of a violation of this section, the Consumer Protection Unit of the Attorney General's office shall investigate the same, shall interview tenants of the landlord and shall, under appropriate search warrant, have the right to investigate all records of the landlord pertaining to applications made within the preceding 6 months.

This is a personal decision that varies by investor, but I chose commercial for the following reasons:1) I wanted to stop leasing office space for my accounting practice.2) The thought of "$100/door" as a metric/goal for residential was depressing.3) No calls from tenants at all hours of the day/night.4) Easy to evict.5) Commercial is much easier to force appreciation than SFR.

Hi @Nicholas CruzI can't get all the questions answered at once, a tax lien is filed against the property, when you purchase a property the title company of the escrow office, or attorney, depending on who does that in your state, would require the seller to pay all taxes so you will receive the property without encumbrances, if you put a encumbrance on that would be a mortgage or a deed of trust.Respectfully,
