I am submitting an offer for my 1st investment property.

In hindsight, I should have purchased sewer insurance right out of the gate (if they offer that where you live) or at least, had the line camera scoped so I could see what it looked like.  

Do they offer a warranty on the rehab?

I get texts/postcards/calls offering me cash for the house a lot, but I don’t want to sell the whole thing outright, I want to retain my ownership and investment and build a property empire with someone who wants to invest - and I’m totally okay with full involvement or silent partnership. 

I want to use the property as a vacation home and rent my property out when I’m not using it. but I need it to be month to month and every single property I’ve put a offer on  which is 5   I have to cancel because when I read the rules and regulations in the CC&R’s the home must be rented out for at least  6 months!

Volume property discounts were rare for us to offer, even with clients with hundreds of properties.

They will offer to do maintenance and then do it poorly, if at all.If you want to rent the property, do the right thing and fix it up.

It is rare for the "actual" (a note to the military as the unit leaders are "actuals") to offer one on one.

The idea is to understand how to make the financing work on my end and come up with some budget then start approaching land owners with a set plan/offer to see if any of them are willing to sell.Need some creative ideas from some experts to help me understand how I could make something like this happen.
