Oddly enough, price doesn't always tell you the quality of the neighborhood, I've seen some Class A prices on some Class D properties.

Its brutally painful when my father has close to 60 units and renters work odd hours So my question is this, what are some good options for landlords who's tenants may not particularly be familiar with the Internet or smartphones?

If school district matters, include that restriction.

I'm a little dubious about multiple renters because of local vacation rental ordinances and restrictions.

But, while it may be occasionally possible, the odds are very low for a number of reasons, particularly now compared to a few years ago.  

I will be going the portfolio route as there seem to be too many restrictions and red tape in trying to go through larger banks.
