I’d give quite a few a call to see if any would lend.I imagine the best path is it to look for deals, partner with someone experienced who can carry the financing and you get a cut/percentage and/or finder’s fee, as well as, starting your track record of doing deals.

If you do not want to get lender financing, I suggest asking the seller to do a seller carry or wrap that would allow a high LTV.

I feel it should be applicable but cant seem how to understand the cost vs return on building/ adding on vs renovating and how certain things like changing zoning could cause changes in terms on things like Owner Carry loans or other bank investment situations.
