I mentioned in a thread a week ago that I had done this numerous times.

As of July 1 things have really started a to cool off here as is everywhere but signs of a cool off are good for buyers here both investors and owner occupied buyers.

Development is a speculative investment, and limited partners typically will want a much higher upside potential, so you might be better off starting a fund where you agree to share the profits with the investors even after they recover their initial investment. 

I’ll be lucky to pay off that HML, might end up having to pay the rest of my own pocket.
