I would think if you could pay back with an a year then you really don't need it just wait a year and take the normal interest rate on investment loan property of 5.25%.

With normal income, converting to Roth and the above withdrawal can make sense. 

The economy will return back to a normal state at some point.

But I don't want to be a worthless time-suck to them, so I'd like to be able to at least bring them off-market deals via motivated sellers that cannot or will not go through normal channels anyway.
