Fannie Mae (FNMA) and Freddie Mac (FHLMC) are institutional investors who purchases mortgages from originating lenders, and bundle them into instruments called Mortgage-Backed Securities which are sold on the open market to various parties (Mutual Funds, Pension Funds, and even regular investors like you and me who might want to allocate a certain portion of our IRA or 401(k) money toward fixed-income investments).

If Michael Garson were a bare trustee for his LLC, then his name would go on the mortgage and title, but the beneficial owner would be the LLC.We do not have LLCs in Canada, so our holding company is incorporated (Equivalent to an 'S' type corporation in the US, I believe).

For example if I have a 401k through Vanguard Group and I borrow 50k from my 401k is Vanguard lending me their own 50k and my 50k still remains in my mutual funds, untouched?

We only have about 10% cash for a down payment (purchase price will be ~325K) and I just started a new job so I don't think we could get favorable terms with how long I've been at my currently job.If we can finance it through the seller for a term of 3-5 years which would give us time to be able to refinance within that time period, I think this would be beneficial to us.

It would have been more beneficial to install one and sell the house than hold it as long as I did with no pool.
