Closing costs, repairs and vacancies all add up and if you have multiple rentals it seems when something happens in one (eg fridge goes), another thing happens in another (eg washing machine). 

Normally I'd move on to next applicant but besides the situation mentioned, her income and credit score are excellent and it's been difficult finding a qualified Tenant at this time of year. 

My current situation is that I have been working at my current job making great money for the past 3 months and plan on making this a career, however it isn’t in my degree field( graduated in 2021) nor have I worked in this field the past two years.

I’m 18 and still live with my parents so I’d rather not stay in the same living situation I’m in right now if possible.

Multiple, billion dollar companies are investing substantial amounts of money into our area, such as Intel, Google, and Amazon.

I traveled to Europe for 8 days last summer and really regretted not being able to relax due to having multiple guests checking in/out at my 2 STRs.

Questions: Has anyone experienced this same situation or have any advice on new investments still in CA?  

Too be honest I'm not currently willing to give up my current living situation.

Have a situation where it makes the most sense for the seller to sell her house on a sub2 deal.
