I'm going through a lot of this on my first multi up north and best thing you can do is have your agent send a cma of .5 mile radius 2/1 rentals in the last year and gauge it from there on what you'll do on the rehab.

Manage the renovation, and then manage the property which is half a mile down the road from our other duplex.

A big issue is that it is in a smaller town outside of two larger towns by about 3 & 10 miles.

It is a triplex half-a-mile from the beach. 

Start within 1/4 mile and slowly move out if you can’t find good comps.  

It is possible, however, to have multiple FHA loans at once, but there are restrictions for that (properties have to be more than 100 miles apart).  

Keep your insurance, just have them adjust yourautomobile to fewer miles or just comprehensivecoverage.

I am in southeast NC and we got hit hard by Hurricane Isaias and most homes in this area already have power restored. 

You can also find options on the East side as well as SouthEast, just different appeals to each location for different investors.
