Building a vila-vacation home in Croatia

Hi bigger pockets family! I am looking for advice on creative ways of how to get a real estate investor help me build a vacation home in Split,Croatia. I own land that has almost tripled in value last 5 years but do not have funds to build vacation home on it. Land value right now is between 180-200k very close to the beach front. The whole project I am looking at would cost roughly around 400k. I am trying to think of a creative way to get investor involved so they have desirable return and I get to build and rent out my vacation home. If anyone has any advice please reply here or private message would be awesome too if there are any suggestions or additional questions.

Btw, Split Croatia is located in the southeast part of Europe bordering with Italy on the sea. Very desirable tourist destination especially in the last 10 years.
