@JD Martin yeah I agree made rash decision but going back for sure thinks sometimes just need to hear it from someone esle

I do not know what the private lenders want to see, in order to make a decision. 

I started with house hacking and that was by far the best decision and it will get you some experience under your belt to decide where to go next.

It's a financial decision by the lender based on the circumstances.

If you don't have one, then emotions may take over and lead to bad decisions being made.

Some of the decision around reserves and pre-paid interest are driven by the condition or vacancy of the property.

I am looking for averages of what people pay for their coverages annually or monthly and what kind of deductible they choose to go with so I can make sure to make the best decision.

When I comp a rental, I use the biggerpockets rent estimator then I follow it up with a call to a local property manager to verify that's an accurate market rental rate. nothing will beat calling a property manager, they have all the information you will ever need or want to make your final decision about a property.
