Cash flow (in my portfolio as a whole) covers my expenses.

Louis area and gaining experience from them before beginning my own real estate portfolio when I move back home or should I start by house hacking while I am still living in MO?

Part of my plan is to better track my existing portfolio.

Make sure you have a good park manager and park ownership to work with you buy anything, their going to want to approve you.

I would love to self-manage as many nearby units as I can but am open to investing with management and long-distance, as well. 

Are you willing to guaranteed it will bring in above market rents and cash flow at today’s interest rate and your price with a property manager?

You also need to manage your contractors and PM very closely. 

You can also partner with someone with money to purchase a house, manage for someone, etc.
