@Wade Garrett just dont get yourself out of the best time of the year to rent during summer when school gets out

My wife got into the military and has now graduated Basic Training and is now doing AIT school training she is receiving a bonus of $25,000 $10,000 in cash when she finish AIT school in May and we both have good credit scores mine is about to go up over 700 hers is in the Mid 600 range.

There should be a good mix of the two in your Internet marketing strategy as well as other "old school" methods such as letters, REI meetings and the like.    

Since we mostly own SFRs, rightly or wrongly I judge these properties the same way, right down to the school districts in case we have to foreclose.  

Family- proximity to schools, parks, big yard, etc, older folks-peace & quiet, easy access.  

We have two middle school kids in a very small home.

I went to school in Philly and have lived in Old City fro 3 years (renting).

You also have to take into consideration the area - make sure the houses are in the same neighborhood and be zoned to the same schools.

Use  his skill set to find value add properties in areas that are in good school districts.

I'm sure there is some outlier somewhere, but just like a unicorn, I've never seen one.If I had $200,000, I'd buy SFH, 90% LTV, worth $2,000,000 scattered in good owner-occupied neighborhoods with good schools, low crime and near employment.
