I came back at offering to split it and they stated they never got documentation for the oil tank removal and would have to pay for that and would not pay for any portion of the mold Remediation.

@Angela Doyle, consider mini-splits.

We have a couple deals where we do 8% to capital and then a 50/50 split after than hurdle.

And that's before splitting utilities, doing repairs, property management, etc.

I'd assume 15% total (split 10/5 or 7.5/7.5).That being said, this deal is not worth it.

I've done lot splits before and it is an easy, profitable model.

Just to clarify, are you saying that we would own the property at a 75/25 ration (our financial contribution), and then I would take 20% of the cash flow off the top, splitting the rest between the two of us at the same ratio as our financial investment (75/25)?   

At 9 am I had another very similar conference.At 1pm I took a lunch meeting with a couple of gentlemen.

It, at the very least, needs a top level total gut; the fire happened in the kitchen but smoke and water damage were in every room of the top floor of this split level.
