I've been hearing how you have to put a percentage down. but if a house is 300k and i have to put 5% for EMD, i don't have that kind of money to put down.

Tell them they have 30 days to leave, but offer an incentive for them to leave earlier.

It has a population of about 90,000, and it is a much higher cost housing market than Albuquerque (incl Rio Rancho).

@Eric ClappI don't see cash flow happening much of anywhere in Denver (or in Colorado Springs for that matter), unless you're doing something creative -- house-hacking, STR, MTR.You ask about higher priced properties and therefore better rents.

The previous owner is still alive and was residing in the house. 

It's a 3 bedroom 2 floor house so I figured individual renters is not what to go for.

That hardly makes the house "used" by most any standard.

The house is 2660 sq ft, 4 bd 3 ba, 2 car garage & pool built in 2006.  

The non-buildable tract of 15 acres was being sold to a farmer for crops, not houses and they were not permitted because no building rights were remaining. 

I live in the Portland metro area and I am looking at investing into a multifamily, or singlefamily home I can house hack and eventually turn into a rental.
