Get a professional. iPhone pictures will cost you at least 1% of sales price, maybe more. 

If I have a leaking drain, I know how to repair it, but in addition to fixing the leaking drain, I get to walk into my property and see what is happening on the inside without the tenant feeling like it is being inspected. 

The increased cost to him is an investment in his freedom / peace of mind....no tenants calling about leaking toilets etc. brings a smile to his face every time we talk.

I have not been inside yet, but know that the roof is bad/leaks, and we can see black mold on the windows from the sidewalk. 

Even if the ceiling is OK the day you rent it a simple roof leak or something else that causes the asbestos to become friable (loose in the air) you could easily be held accountable.  

If so, keeping the forced air for downstairs may leak enough heat up to supplement a mini split in the upstairs unit.

If it isn’t leaking I would let it be.  

I swear every month there is something the property management company is fixing.. plumbing, oven not working, something leaking, etc.

One of my units in Milwaukee has some drainage foundation issues(leaking) and i am looking for someone who has had similar challenges and who they used to fix the issue.
