Life happens and tenants lose their jobs, they break up, get divorced, have kids and need bigger places, can't afford the current place, or whatever....and then they just move. 

I put my kids on the bus each morning and am home for them when they get off the bus to run them to activities or hang out.

I have a family right now in one of my units who kept all their plans and kids are having fun at Disney this week in Southern California. 

With rates the way they are, i would explore a straight up purchase at this point - as long as the property cash flows/meets debt service, there are very attractive options out there - that could be as little as 15% down.

I would explore a few more options on the llc lending side. 

It may be safe to assume that even if a large number of people come down with the virus, and even if social distancing in 2020 makes remote work and online schooling more widespread, the kids will still attend college on campus far into the foreseeable future (online classes don't match in-person instruction perfectly, and the social benefits of campus life can make or break careers, too).

My kids are still both under 5 so we still have time before settle down on a certain school zone but we do want to stick to certain area close to hubby’s work.
