That is brilliant:  writing a letter of intent with a full description of WHY I was offering that lower figure would be exactly the approach I would take at this moment if I was going forward.

I purchased it because it was offered to me at a ridiculously low price (less than I would have offered) but have no intention of holding it.

The requirement is you must be selling real estate that you purchased with the intent to hold for productive use in business, trade, or for investment and are going to purchase real estate that it is also your intent to hold for productive use....Intent rather than holding period is the true standard.  

My intention is to help educate other investors and also to attract private lenders or JV partners.

My intentions since day one were to turn it into a rental which meant not looking for the “perfect house for my family”.
