I’ve had good experience with laminate, but after I started installing LVP (vinyl) I am sold that it’s pretty much the only way to go.

For new flooring, I budget $4/sq ft for luxury vinyl plank, including install.

You need to talk to the installer.

Everything went well until the last day when refrigerator was installed with incorrect water line.....it flooded the below unit and I had to move the lower unit to the above unit. 

I noticed there's plenty of illegal units around, and owners DO NOT install mailboxes, but have mail slots on the door, and have tenants sort out the mail themselves.

., if they are extremely energy efficient.If higher quality property, consider installing nest thermostats to help with energy savings since tenants won't care if they aren't paying the billI'm sure there are many more but those are a great place to start and get the bulk of your savings. 

I recently installed a pool in my backyard and am fortunate that the yard backs up to a wooded area and a creek, so I don't have to worry about privacy issues at the rear of my property (fencing is not allowed in our subdivision).On the other side of the creek is a vacant lot which has been for sale for years. 

You may need to buy the material from one place, and then find a flooring person for the install, to get the best deal.

When you go to install a new fan, turn the switch and nothing happens, your patience will be tested. 

I just bought a DIY Mr Freeze mini split for one of my units, but have yet to install it.
