If you are questioning the decision that is a very strong indication that the washer and dryer are not necessary.

The higher DOM indicates trouble finding a buyer.

As Rick indicated you won't want to pay full asking if you want to get cash flow, but there are plenty of properties out there.

The due diligence requires combing through everything to make sure there is nothing inconsistent with the financials and indicative of fraud.

Products to looking for that might indicate housing moves: couches, tvs, beds, cars, refrigerators.

You can give yourself a  break because most of us have immense difficulty in finding a good one.That said, I find that the PM's responsiveness and "reachability" is a great indicator of their overall performance. 

Many were investing in exactly the same way as described here.... thinking that Current Cashflow is indicative of future Cashflow.

Ours indicates only that we will attempt to contact them but that we can enter at reasonable times for all of the reasons you want access: repairs, property inspection, lease compliance. 

That may give you an indication as to whether the address listed is correct.
