I know finding distressed sellers is the best way get a good deal, what are your techniques or tools for finding these.

What an incredible neighborhood, but as you note, really in-demand for contractors.I've had the same experience as you in San Francisco - I've found great specialists, but it's difficult to find a good GC that doesn't charge an arm and a leg.

Rates are incredibly low right now, so if you plan on holding that first property 5+ years, and the equity is there, a cashout refi maybe a good course of action. 

I nearly have the renovation complete and have a longstanding relationship with my property management company so I anticipate this being an incredibly clean transaction.

Besides, the chances of it being intercepted and used for fraud we are incredibly low, right?

Even being a service station in California (lots of uncertainty), he has still enjoyed incredible appreciation and rent growth since he purchased the site.
