Advice on Rental Investments in the Wash DC area

Hi everyone! I’m a recent college grad and I’ve been able to save up capital over the years with the hope of eventually being a real estate landlord.

What advice do people have for starting out in the Washington DC area? Many strategies I've read about include using FHA loans on multifamily properties to live in one unit and renting out other units but I can't find any such properties (only single units within multifamilies) in the area.

Any advice is appreciated, thank you!

@Hugo Arturo This is the challenge of living in and investing in an expensive area. My suggestion is to house hack something that is maybe 1 hour away from DC.  Where the prices drop off a little and you can afford something that also makes you money.  Remember thats the point here. Don't buy just to buy!
