You could choose to, in which case the listing agent would treat you as a "customer" (i.e. they would not be your agent, from a legal or fiduciary standpoint), or you could bring in an agent of your own choosing.

My problem - I don't have that kind of money to put into repairs at this time, is there a way to incorporate construction costs into the mortgage?

It’s not too small, though, but it would be better if you collect some more and it will definitely earn you some customers.

So I make a point to tell potential customers that fact.

I thought forming relationships with area property managers would be a great thing to do to obtain leads as they may learn of customers who will be leaning towards off loading some of their properties. 

You will need to know the keywords you are looking for and the ads have to be written so that they will attract potential customers and convert well.

Now I'm just getting into the Cody/Josh system, but from what I can see thus far is that this system incorporates the best of the FTS to some extent, and all the business experience of Josh as an investor and high end real estate broker.
