The two current multi families I bought last year are worth about 25k more than I bought (and already had 25% equity when purchased due to loan requirements) and I went in and raised rental income in each by about 40% by getting section 8 tenants.

They cost money though, as you have to bribe agents with food to attend.Despite us supplying our owner clients with data on web-hits, inquiries, phone calls, showings scheduled, showings completed and applications, they never seem to grasp that the perceived value of their property must be addressed.There are only a few ways to do that: more exposure, improve the property, offer a special or lower the rent.Perhaps you should have that discussion with your PMC?

In which case the K1 losses from the syndication would be able to offset the active private lending income as well as active income from other LLC's.When I bring this up to the CPA's they look at me a little funny and they don't have a confident answer for me.
