Due Diligence is key in this deal, but this is going to be an ideal entry by the sounds. You're going to greatly benefit from ValueAdd on this property, too.

Wholesaling is my primary objective right now, but if I find properties that fit my conservative analysis for rehabbing or buy-and-hold, then I'll consider it.

I was sent a link to your post by a friend from work who thought I fit the bill.I will gladly get into my personal narrative on a PM, but suffice it to say I don't want to stand out based on pity, and so I will leave it at that. The house we bought to come home to in Indiana required some refurbishment, and we did the work ourselves (minus the drywall, which was hired out).

We ideally would like to put low money down or if we can find a market where our NJ/NY dollars go a longer way.Would using our existing mortgage be a great way to finance our first deal by using a home equity loan?

@Keith Rivera as mentioned by other BPers, the section 8 program can be used in the fashion that your business plan determines. However, you still need to screen the section 8 tenants just as you would any non-section 8 tenant, to ensure that you have the best fit for your property.
