A website host, IC or what ever you choose is not the trick. 

Most investment models include a host of fees, splits, inversions, waterfalls, lockups, tails, etc. which can be complicated and confusing for investors. 

Your homework for today is to send that message or something similar to 50 hosts.If you happen to run across a host such as myself, I would reply back instantly with my phone number and have you call me and talk your ear off for 2 hours about exactly how it works and what to do to get started and what towels to buy and how to hire your cleaning crew.

If you are looking at possibly becoming a host I would recommend getting a month subscription to Airdna which will give you a really good look at the numbers (occupancy, avg nightly rate, seasonality, etc.). 

I have not run across another firm that can offer the investor an end to end experience as far making an offer, executing a purchase contract,  connecting you with a lender and PM ,etc.

I had locked my personal investment in MO at 6.125% in the last week with another lender (I  am the only licensed originator in that state with my firm so I cannot use my firm or I would have).

Just send them emails stating what you want and get a firm date to close accounting.

I have been a residential real estate broker with Keller Williams for a while before making the switch to a smaller firm with my family member.

You can make one written offer and go from there, but the the main things is to make a firm offer and make them give you a response if possible.As for as putting it on a contract a head of time, my thoughts is unless it’s a simple contract it could cause them to blank out.
