Sub2 Mortgage but Parents Stay in House
3 October 2018 | 5 replies
If so, I'm leaning towards sub2 to get the deed under my name and take over the payments, because unless I'm missing something, that just seems way easier than involving a bank/lender.And honestly, if the biggest risk is the lender calling the loan if they don't like the fact that the deed transferred, like @Wayne Brooks mentioned, I can just transfer the deed back?

Help! Potential Motivated Seller

But can you try this tactic and let me know if it works...text or call him back saying Im not the right buyer for you.. from there be honest, if he can get the property at a higher price go get it with an agent or on your own but theres a big but...is it move in ready, is it up to code from there you might be able to get more details... is there a loan and if they go with an agent lets be honest the agent is gonna tell the seller what he/she wants to hear and be optimistic with the price which is nothing wrong with that, but is time on this sellers side...the whole basis is to create a rapport with the seller to trust you.

Should I create a property mngmnt company for my own properties?

I did consider property management company but quite honestly so far I found that the amount of work I need to do is minimal compared to the 10% that I would need to pay for such a service.

Lastly, you will have to be honest with yourself about your property and where it fits interns if location and condition with the other comp properties. When it comes to asking for 5 times rent, I think you mean making sure tenants have income 5 times above rent amount.
