I have decided this is going to be my focus at first and just get good at it before I give focus to other aspects.

I consider placing tenants to be THE most important aspect of managing properties and making this work. 

There will be one or two aspects that interest you more than others.

From a business standpoint Philly has been growing and the college town aspect is growing as well so for me these are good indicators.I am looking to put down about like 20% since I will stay in my current home.

We finished our last rehab in Dec in Atlanta & are renting it long term; we are also working on a rehab property in Florida but we love the hands on aspect of rehabbing. 

I do have a lawyer and in process of eviction, however, it’s all on hold for now as you know.I come to learn , the hardest thing about dealing with a bad tenants and evection is mental (short of the financial aspect.

I always get to speak to a person when I call their office, and they have enough staff to answer any aspect of SDIRA investing in RE. 

If you’re comfortable with that aspect, then go for it.

An invested tenant with a sense of ownership pride could greatly reduce your management burden and ease the "involuntary aspect". 

With interest rates so low, I don't see an advantage from that aspect unless you are looking for a longer term loan.
