My story - I am a EU citizen who with a very healthy financial track record I have started 15 years ago here in the US.

I spoke with my mother at the time and she suggested if I made an effort to make more consistent income and save up $20k I could approach my father about cosigning my loan.

How do you approach this with a cash buyer?

@Holly Frongillo - I like the creative approach.

From an income approach the numbers work for me but from a cost per unit approach it does not.

Now that we are in February and approaching the warmer spring months (both for temperature and demand), you should see the rentals get snatched up much quicker.

We would love it to be someone who also invests in real estate themselves so that we can learn how to best prepare our business for the most opportunities of investing.We are looking for someone who is always up to date with current tax laws, is creative in their approach, and someone who loves to teach. 

Is this the best approach until I can pay for the rehabs with cash?
