If I rent my current primary out, collect the first month's rent and security deposit, are the tenants allowed to stop paying rent for month #2 and on if they suddenly make a claim that COVID-19 is causing financial harm?

I (also read "We" throughout this agreement) understand that if my pet: a. causes noise, odors, and/or damage; and/or b. causes another tenant or the owner to have an allergic reaction or phobia; and/or c. harms or acts aggressively or could be dangerous toward another tenant, contractor, neighbor, or the owner; d. causes a written complaint to be received from a neighbor, other tenant, or any other person or organization, then my pet is to be immediately removed from the premises, upon written notice from the landlord/agent, never to return (neither to live nor to visit).

As long as you don't create an environment of substantial evil (no suicide cults) you can do pretty much whatever inside a PMA that doesn't cause harm to others.

This just strikes me as one more way to make what should be a very specialized product (which is harmful to the purchaser when used in the wrong circumstances) and repackage it to make even more people (in the wrong circumstances) interested in buying it.
